THIRUVANANTHAPURAM: Technopark has scheduled a pre-bid meeting for contractors interested in submitting composite tenders for the construction of its first IT office building under the QUAD project, an integrated IT micro-township development. The meeting is set for June 10 at 11:30 AM, and will be held at Park Centre, Technopark Phase I campus. Minutes from the session will be published on the e-tender portal within two days.
The new facility is planned for Technopark Phase IV (Technocity) near Pallippuram, and is envisioned as a state-of-the-art workspace catering to a large number of IT firms. The building will cover approximately 8.5 lakh square feet, spread across two basements and nine upper floors. Amenities include a rooftop cafeteria, dedicated IT office modules, and ample parking for 465 cars and 348 two-wheelers.
Designed to be self-sufficient, the building will feature transformers, 100% DG backup, an integrated Building Management System (BMS), firefighting systems, a sewage treatment plant, and high-side air-conditioning extending to tenant spaces. Additional features include robotic cleaning systems, advanced security surveillance, and access control.
Sustainability is a key focus, with the facility incorporating natural daylighting, LED lighting, storm-water management, variable frequency drive (VFD) systems, and water recycling. The building will also feature a central vertical atrium for enhanced natural light and floor connectivity, along with three decentralized service cores to optimize circulation and efficiency.
The tender, numbered ETPK/TC/215/2025-26, will be processed under a two-bid system comprising prequalification and techno-commercial evaluation. The project is estimated at ₹381 crore, covering both civil and MEP works. Tender documents are priced at ₹17,700 (inclusive of 18% GST). The contract period is set at three years.
The deadline for tender submission is June 25, 2025, at 5:00 PM, with bids scheduled to be opened on June 26, 2025, at 5:10 PM. The bid validity period extends to 150 days from the opening of the techno-commercial bid.
Officials have emphasized that this project represents a significant step in reinforcing Kerala’s IT infrastructure and attracting leading technology firms to the state.
