
TechnoparkToday(Sept 2026): Technopark has sought a ₹350-crore term loan to finance the completion of its ambitious QUAD IT Building at Technocity, its Phase IV campus at Pallipuram.
The proposed financing will meet a major portion of the project cost of ₹432.57 crore, excluding the cost of land. Technopark will contribute the remaining ₹82.57 crore from its internal resources.
The QUAD IT Building, with a proposed built-up area of 8.97 lakh sq ft, is set to become a significant addition to Technopark’s expanding infrastructure at Technocity. The development is expected to substantially increase the availability of IT space at Phase IV and create capacity to accommodate more technology companies.
Technopark has invited Expressions of Interest from scheduled commercial banks and financial institutions for the ₹350-crore term loan. The borrowing is proposed to be repaid primarily from rental revenue generated by the completed project.
The project is expected to play an important role in the further development of Technocity, helping Technopark attract new investments and companies while generating additional employment opportunities as the new space becomes operational.
QUAD is among the major developments planned for Technopark Phase IV. The addition of nearly nine lakh sq ft of built-up space would significantly expand the campus’s overall IT infrastructure and its ability to support future growth.
Following requests from participating lenders for additional time to complete their internal appraisal and approval processes, Technopark has extended the deadline for submitting proposals to September 15.
According to a senior Technopark official, the revision of the benchmark and extension of the deadline are intended to facilitate wider participation by banks and financial institutions and ensure competitive price discovery for the ₹350-crore facility.
Sealed EOI proposals will be accepted until 5 PM on September 15 and are scheduled to be opened at 3 PM on September 16 at Park Centre, Technopark.
Technopark officials have stated that the other major terms of the original EOI will remain unchanged.
With QUAD adding substantial new office capacity to Phase IV, the project represents another major step in the continuing expansion of Kerala’s largest IT hub.
